Detail surveys, sometimes called topographic surveys, show the improvements on the land, relative levels, generally to Australian Height Datum, and natural features. These improvements include location of trees, driveways, fences and retaining walls, drainage, sewer and other services including invert levels, kerb heights, floor and ridge heights, fire hydrants, any other visible features on the site as well as the location of adjoining buildings.
When Are Detail Surveys Needed?
Detail surveys are required when:
- You are planning to construct or extend a building on your land
- You need to locate and record all land features and structures
- You want to present information about your land for purposes of land valuation
Detail surveys are often the most important survey of any project as it is generally required for most Development applications, architectural design, engineering design, shadow analysis and community consultation.
These surveys often end up as the basis of volume calculations, hence it is important that any derived Digital Terrain Model (detail maps) is accurate.
How Are Detail and Level Surveys Carried Out?
Detail surveys are generally carried out using survey equipment such as total stations and theodolites. The data is then carried to the office for analysis and preparation of detail maps known as Digital Terrain Models, which provide the details that have been collected in the form of a map.
